This project is located on a long and narrow site facing a major road in the port of Tianjin near Bohai Bay. It is a mixed-use development project that includes 50% retail, and 50% offices. The types of offices include both regular collective offices and small individual buildings tailored for just one corporate company.

The narrow and long site poses design challenges as the narrowest part is only 5.2 meters after the required setback from roads, while the overall length exceeds 450 meters. Our design took advantage of the odd shape of the site, arranging retail and offices along the main road, and designing custom floor plans for each so that they have different ways to respond to the site conditions.

We maximized the road access and exposure to the retail and office spaces and also designed a quiet and landscaped courtyard for the individual HQ offices which requires relative privacy. The courtyard also created a sense of community for the occupants of the complex.

For architectural styling, we emphasized vitality, modernity, and earthiness, using a combination of stone veneer, exposed concrete, metal lattice, and wood lattice. We made sure the appropriate scale for the street facade and courtyard facade and added musical rhythm to the skyline of the complex and an overall landmark identity to the development.
